IOV Acquires 13th ISF in Southern California
FONTANA, CA (August 8, 2022)—Industrial Outdoor Ventures has acquired another Industrial Service Facility (ISF) in Southern California, adding 11042 Almond Ave. in Fontana, CA to its portfolio. Overall this represents IOV’s 13th asset in Southern California, and its fifth in Fontana.
The terms of the transaction with the private Seller were not disclosed. Anthony DeLaurentis was the acquisition lead for IOV.
IOV’s newest acquisition is a 1.0-acre storage yard with a 1,511-square-foot office building on the site. The property is fully leased to United Rentals who is using the site as a general location for equipment/tool rentals.
“Yards in and around Fontana represent strategic, long-term opportunities for IOV because of their central location in the heart of the largest industrial market in the country,” said DeLaurentis.
“This property also gives us the opportunity to add United Rentals to our growing roster of tenants,” he added. “We look forward to growing our relationship and becoming a national solution provider for them.”
Last month IOV also made another acquisition in Fontana with the purchase of 15036 Ceres Avenue. That facility is comprised of approximately 5,000 square feet of buildings on a 2.77-acre landsite/yard area. The buildings are equipped for drive in service, warehouse and office uses. IOV is making a number of improvements to the asset and is marketing it for lease.
IOV’s assets in Fontana are conveniently located with close proximity to I-10 and I-15, major thoroughfares that run East to West and North to South, respectively. Fontana is located West of San Bernardino, and East of Los Angeles and Ontario International Airport.
