Plans Comprehensive Capital Improvement Program to Attract Leasing Interest
SCHAUMBURG, IL (July 28, 2022)—Industrial Outdoor Ventures (IOV), the Chicago-based industrial investment and management firm with a focus on Industrial Service Facilities (ISFs), has made its 12th property acquisition in the Inland Empire, purchasing the ISF located at 15036 Ceres Avenue in Fontana. Terms of the transaction with the private seller were not disclosed.
The property on Ceres Avenue is comprised of approximately 5,000 square feet of buildings on a 2.27-acre landsite/yard area. The buildings are equipped for drive in service, warehouse and office uses.

As part of the acquisition process, for vacant ISF’s, IOV first makes a thorough evaluation of the property to determine the level of improvements that will be required to make the property more marketable and attractive to potential users. Among the improvements that IOV will be performing at the Ceres Avenue property include new perimeter fencing, upgraded lighting throughout the facility, interior and exterior building rehab, and miscellaneous yard surface repairs.
15036 Ceres Avenue is conveniently located with close proximity to I-10 and I-15, major thoroughfares that run East to West and North to South, respectively. Fontana is located West of San Bernardino, and East of Los Angeles and Ontario.
Anthony DeLaurentis was the acquisition lead for IOV. Mat Skogebo and Ryan Turnquist with Lee & Associates will be marketing the property for lease.
